To ensure everyone has a fantastic experience, please take a moment to review our house rules. General House Rules: 1. Respect Our Home: Please treat our home as if it were your own. We ask that you respect our property and our neighbors. 2. No Smoking or Vaping Indoors: Smoking and vaping are allowed outside only. Please use the designated areas and dispose of cigarette butts properly. 3. Quiet Hours: To respect our neighbors, please keep noise to a minimum between 10 PM and 8 AM. Sound carries and is amplified over water, so please refrain from loud music and excessive noise at all times. Your cooperation helps keep our neighbors happy and avoids making your stay and future guests' stays unnecessarily difficult. 4. No Parties Without Approval: Parties are not allowed without prior approval from the host. Failure to comply may result in immediate dismissal without refund, and you may be charged for any damages or excessive fees. Dock and Water Activities: 1. Private Dock Access: Enjoy fishing, launching kayaks, or docking your boat at our private dock. Please ensure all equipment is returned to its proper place after use. 2. Kayaks and Equipment: Kayaks, paddles, and life jackets are available for your use. Please wear life jackets at all times when using the kayaks and return everything clean and dry. Operate responsibly, not under the influence of alcohol or drugs. By engaging in these activities, you assume all liability. 3. Safety First: Always supervise children around the water. Swimming is at your own risk, and we recommend using life jackets. Grill and Fire Pit: 1. Propane Grill: Feel free to use the propane grill. Please clean it after each use and ensure the propane is turned off. 2. Fire Pit: The fire pit is available for your enjoyment. Wood may or may not be provided, so feel free to bring your own. Please never leave the fire unattended and make sure it is completely extinguished before you retire for the night. Operate responsibly, not under the influence of alcohol or drugs. By using the fire pit, you assume all liability. Pool (if applicable): 1. Pool Use: The pool is available for your enjoyment. Please shower before entering, do not bring glass containers into the pool area, and always supervise children. Operate responsibly, not under the influence of alcohol or drugs. By using the pool, you assume all liability. 2. Pool Hours: The pool is open from 8 AM to 10 PM. 3. Pool Safety: We want to do our part in helping to keep your kids safe. The sliding doors leading to the pool are equipped with a door alarm to alert guests to entry and exit. Guests are encouraged to make sure these are turned on during their entire stay and accept liability if they choose to turn or keep them off. Pets (if applicable): 1. Pet Behavior: If you are staying at one of our pet-friendly rentals, please ensure your pets behave well (no chewing or excessive barking). Clean up after any messes to keep our space enjoyable for everyone. Miscellaneous: 1. Trash Disposal: Please dispose of all trash in sealed bags—no loose trash. This is a requirement from our garbage company as we are on a satellite route, and loose trash is more likely to blow out. 2. Check-Out: Check-out time is 11 AM. Full access to the house, fenced backyard, and private dock. Please note there is a Ring Doorbell Camera near the front door and Floodlight /camera on the exterior facing the backyard. We respect your privacy and only check if there is a potential issue (e.g., extreme weather in the area). There are no other cameras on the property. Guests hereby acknowledge and agree that they have voluntarily chosen use including but not limited to: backyard, kayaks / paddleboards, boat dock, fire pit, and/or grill at the Crystal River Vacation Rental (hereinafter referred to as "amenities") during their booked stay and any subsequent dates. In consideration for being permitted to use the amenities, guests agree to the following terms and conditions: Assumption of Risk: Guests acknowledge that the use of the amenities involves certain inherent risks, including but not limited to slips, falls, injuries, drowning, burning, and exposure to potentially hazardous substances. Guests understand and accept these risks and assume full responsibility for any injuries, damages, or losses that may occur as a result of my use of the amenities. Guests agree to adhere to the rule that no children under the age of 14 will be allowed to use the amenities or enter the area surrounding the pool without proper adult supervision. Release and Waiver: To the maximum extent permitted by law, guests hereby release, discharge, and waive any and all claims, demands, causes of action, or liabilities that guests may have against [Jennifer Bryk and 555 Property Management, LLC], its officers, directors, employees, agents, and representatives (collectively referred to as "the Released Parties"), arising out of or in connection with guests use of the amenities. This release and waiver include, but are not limited to, claims for personal injury, property damage, wrongful death, negligence, or any other claims, whether known or unknown, foreseen or unforeseen. Indemnification: Guests agree to indemnify and hold harmless the Released Parties from and against any and all claims, demands, liabilities, costs, or expenses (including reasonable attorney's fees) that may arise from guests use of the amenities or any breach of this waiver. Compliance with Rules and Regulations: Guests agree to comply with all rules, regulations, and instructions provided by the owner or operator regarding the use of the amenities. Guests understand that failure to comply with these rules may result in my removal from the rental premises without a refund. Severability: If any provision of this waiver is found to be invalid or unenforceable, the remaining provisions shall continue to be binding and enforceable to the fullest extent permitted by law. By booking, guests have read this waiver of liability, understand its contents, and voluntarily agree to its terms. UNIT SPECIFIC TERMS - Due to local laws or HOA requirements, guests must be at least 21 years of age to book. Guests under 21 must be accompanied by a parent or legal guardian for the duration of the reservation. - No dog(s) or other animals are welcome in this home without specific 555 Property Management, LLC approval. - The property shall not be used by more than the number of adults and children listed in your reservation. - All guests shall abide by 555 Property Management, LLC’s good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10 p.m. to 8 a.m. - If early check-in is available for your reservation, you will be notified by 9am on the morning of your arrival by email. Late check-out is offered whenever possible for a small fee. - No smoking of any kind is permitted anywhere on the premises. - No commercial photography or filming is permitted on the property. Tents or other structures may not be erected. - Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy. POLICIES AND ADDITIONAL TERMS A. Minimum Age. The “Minimum Age” to rent the Property is the age specified in any Unit-Specific Terms. If no age is specified in the Unit-Specific Terms, the Minimum Age is 21 years of age (or the minimum age required by law in the jurisdiction where the Property is located, if different). You agree to provide us with proof of age upon request. A parent or legal guardian must accompany all guests who are under the Minimum Age for the entire duration of the rental. B. Maximum Occupancy. The number of people present at the Property may not exceed the maximum posted occupancy. C. Good Neighbor Policy. Because the Property is a privately owned home, all Occupants must comply with this good neighbor policy: - Please treat the Property with the same care you would use with your own residence and leave it in the same condition it was in when you arrived. - To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors and windows when you are not present at the Property and upon check-out. - You and other Occupants agree to conduct yourselves throughout your stay in a manner that is respectful of and not disruptive to neighbors, traffic flow, or the community and that will not prompt complaints to 555 Property Management, LLC from police, neighbors, or neighborhood or homeowner associations. - Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m. - You and other Occupants agree to abide by all applicable parking restrictions and limitations. D. No Smoking. No smoking is permitted at the Property (including porches, decks or outdoor areas) at any time. E. No Permanent Residence. You agree that your use of the Property is on a temporary and transient basis only; that you may not use the Property as a permanent residence; and that your permanent residence is and will remain elsewhere than at the Property.

Find us

Guests can explore the neighborhood by foot or bring your own bike or golf cart. Driveway is extended and accommodates a truck and boat trailer, multiple cars, and even up to a 40 ft long RV (with small overhang in the street, but not a problem because it is a low traffic street and across from conservation so easy to navigate around the overhang). Explore by water either using one of our kayaks or paddle boards. You can paddle to the local springs (Hunter, Three Sisters, and Kings Bay) in just under an hour (assuming ~15 mins / mile). Launch your boat at Crystal River Watersports about a mile from the house or Pete's Pier about 3 miles away in downtown Crystal River. We have an oversized dock on a deep canal and guests have brought up to 30 ft boat with no issues. <3 miles to downtown Crystal River.
